The buyer, Flying Bridge Real Estate LLC, acquired the property in an off-market deal from Monument Marine Group, which had purchased it just a year earlier. Harbor Lights isn’t an average marina. It sits on Warwick Cove with direct access to Narragansett Bay and boasts 208 wet slips, a nine-hole golf course, infinity pool, clubhouse, and a thriving events business that hosts more than 200 events annually. For the first time since 1983, Maryland is increasing its boating fees. Starting October 1, 2025, boat owners across the state will see higher costs for registrations, titles, and stickers. State officials say the change is long overdue and necessary to keep up with inflation. What’s Changing? The standard two-year boat registration fee jumps from $24 to $70 . A certificate of title will now cost $20 , compared to the old rate of just $2 . The state use sticker rises sharply from $10 to $70 . For the first time, owners of non-motorized vessels, such as kayaks and canoes, can voluntarily register their craft for $12 . Officials calculated the new registration fee based on inflation, which would have placed it around $73, but decided to round it down to $70. The extra revenue will flow into the Waterway Improvement Fund , which supports projects like dredging, boat ramp upgrades, and access improvements. The funding cap for grants will double to $500,000 , allowing more communities and organizations to benefit. State leaders argue this will reduce the program’s reliance on outside funding and ensure waterways remain safe and accessible. Not everyone is happy about the jump. Spread over 33,000 square metres , it will be the nation’s first full-service international marina with: 180 berths in total Capacity for 50 superyachts up to 90 metres State-of-the-art facilities including clean water, electricity, and logistics support The project is being developed in partnership between PT Marina Development Indonesia (MDI) and Pelindo, the state-owned port operator. Together, they aim to deliver a world-class harbour that competes with top destinations in the Mediterranean and Asia-Pacific. The Road to Completion Construction is already underway, with Dock B completed and 11 pontoons installed, providing space for 48 berths. A soft opening in December 2025 will allow visiting yachts to access basic services, while the full launch is planned for the third quarter of 2026. Pelindo’s president director, Arif Suhartono, emphasized that Bali Gapura is just the beginning. With Indonesia’s vast 17,000 islands, the long-term vision is to build more world-class marinas across the archipelago, positioning the nation as a global maritime hub.
